Conflict Free Gives An Advantage!
Grillo Commercial Real Estate was founded on the belief that everyone deserves unbiased and honest representation when leasing or buying commercial real estate.

Grillo Commercial Real Estate is a Denver Commercial Real Estate firm devoted to serving tenants exclusively- by serving one side of the negotiation table, we serve our clients better.

Many brokerage firms represent both landlords and tenants, but in our view there is no way representation can be un-conflicted if one firm is representing both sides of the deal.
We're Conflict Free:
Even if the broker (that relies on 80 to 90 percent of their business from landlords) is representing the Tenant in a transaction, that doesn't include a landlord they currently represent.

At some point, they want that landlord's business more than they want to fight to get the "best deal" for the Tenant that they are supposedly representing.
Win-Win:
We also believe that in the commercial real estate world there is always an opportunity for a win-win scenario with Tenants and Landlords.

Therefore, we do not take an adversarial approach to cause undue friction. However, we do believe that through proper due diligence, technique, and timing we can accomplish the ultimate goal of transaction that is in the best interest of our client the Tenant!
Cost of Tenant Representation:
What does it cost to engage a tenant representative to assist in real estate decisions? In short: nothing.

Commission rates are set in the landlords proforma for real estate transactions with their listing broker, with or without tenant representation. Because the tenant representative receives compensation for their services through the commission paid by a landlord, there's no additional cost to the tenant to hire an exclusive tenant representative.

While decision making is left up to the client/tenant, working with representatives like us who perform the majority of the transactional work allows the client to focus on what they do best which is running their business.

Where to get candid advice
As you might gather, candid and complete answers aren't likely to be forthcoming from a landlord broker because they would undermine tight relationships with landlords. Nor can adequate advice be expected from a good lawyer simply because the questions don't involve legal expertise.

What is needed is expertise in real estate markets, expertise in building operations, expertise in landlord accounting practices -- and a policy of serving tenants exclusively.
